When Should You Invest in Your Apartment?

Posted on August 19, 2010 in: Renter Resources

Painting an Apartment

You moved into your new apartment a few months ago - and you love it! You could see being there for years. As much as you love the place, there are a couple things you’d love to improve.

For example, wouldn’t some soft drapes around the windows make the standard-issue horizontal blinds just a little nicer? Or, maybe you could paint the walls a nice muted color or add an accent color in the living room to make it really seem like a home.

Should you do it? Or, better put, how much should you invest in your rental apartment?

Here are a few things to keep in mind:

  • How long will you be there? No, honestly. Yes, you love the place, but will you really stay beyond this lease term? We know people who have stayed in the same apartment for years and years. Then again, many people move every year. Consider factors like the neighborhood, your job, your relationship, your family location, your roommates.
  • What can you take with you? You may be able to take drapes with you, but what you invest in things like paint and permanent fixtures you will be leaving behind. So, consider investing in more mobile things - shower curtains, furniture, accessories.
  • Can you get your landlord to pay? For the more permanent changes, approach your landlord. You’ll have a better shot getting him to use his wallet before you sign your lease. And, many landlords will be opposed to things like colored paint. To get your landlord to kick in, do your homework because you’ll need to show value to him and the next tenant.
  • How much can you afford? Maybe you got a steal on rent so you can afford to fix up the place a bit. Even then, though, don’t go overboard. It’s money sunk. That said, if you will be a lot happier with the change - and can afford it, go ahead.

You want your apartment to be your home. As long as you can afford it, it isn’t always about money. Just think things through a bit. Happy renting.
