Scouting out and applying for great apartments can become a tedious and never-ending search for renters. The process can become even worse when renters hurt their chances at their dream places by not knowing what landlords are looking for in a tenant.
Here are five qualities landlords hope to find in potential tenants.
- Reliability: Landlords are looking for tenants that they can depend on to take care of the unit, to get along with the neighbors and to pay their rent on time.
- Credibility: Many landlords will ask for a copy of your credit report to see whether or not you carry a responsible payment history. By checking credit scores and histories, they get a better idea as to whether or not they can expect on time and complete rent payments from the tenant on a regular basis.
- Responsible Track Record: Many landlords will request references from potential tenants to judge their character and whether or not they would be a good fit for the apartment community. They may request references from previous landlords, employers or acquaintances.
- Rental History: Landlords may ask a series of questions to determine a potential tenant’s past rental experience. Questions they may ask could include the length of prior tenancies, the care of previous rentals, relationships with previous neighbors and whether or not your past rent payments were on time.
- Special Conditions: Landlords consider not only a tenant’s payment history, but also the extra baggage a potential tenant brings with them. If a tenant smokes or has pets, landlords may charge the tenant extra or prohibit these little “extras” entirely.
When it comes to searching for a new place, the easiest way to find a new apartment is to fill these criteria simply by being a good tenant to begin with. Luckily for renters, WilliamPaid can help tenants “fit the bill” by assisting them in building their credit by making on-time rent payments. Have you ever had trouble applying for an apartment?

Responsibility and credit worthiness. Landlords want to know that you will take care of their place, and they will get paid on time. That's all they care about. To this end, I would recommend bringing a copy of your credit report to the initial showing. Dress up. Nothing crazy, but do wear nice shoes, casual slacks, and a polo shirt if you're a guy. If you're a girl, dress conservatively. Landlords don't want party people so anything you can do to convince them you're a serious person and won't be having all night ragers will go a long way.
